Lots That Carry Trucks, Traffic and Heat
Parking lot paving is a different job from a driveway. A lot carries delivery trucks, garbage trucks and constant turning traffic, and in Antioch it sits in full sun through long summers. Cost guides note that commercial lots usually call for 4 inches or more of asphalt, and the base under drive lanes and dumpster pads needs to be heavier than under the stalls. The goal is a surface that drains, holds up under the heaviest vehicles that use it, and can be maintained cheaply for years.
New lot, reconstruction or overlay
A new lot is built from the subgrade up. Reconstruction removes failed pavement and base in the areas that need it and rebuilds them. An overlay adds a new layer of asphalt over a lot whose base is still sound, after cracks are sealed and failed spots are cut out and patched. We walk the lot, map where the pavement is failing, and recommend the least expensive option that will actually last. On many older lots the answer is a mix: full-depth patches in the drive lanes and an overlay over the rest.
Drainage comes first
Standing water is what turns small cracks into potholes. Before any paving we check how the lot falls to its inlets or gutters, where puddles sit after a storm, and whether landscaping or curbs are trapping water against the pavement edge. Antioch gets most of its roughly 13 inches of rain in a few winter months, often in heavy bursts, so low spots that look harmless in August can flood in January.
Working around your business
Most lots can be paved in phases so customers, tenants or members always have a way in. We plan sections around business hours and service times, mark closures clearly, and sequence the work so restriping follows paving without a second shutdown when possible.
Accessibility
The U.S. Department of Justice says that a lot that is restriped must provide accessible spaces under the 2010 ADA Standards. A lot of 26 to 50 spaces needs at least 2 accessible spaces, for example, and at least one of every six accessible spaces must be van accessible. Paving and restriping are the natural time to correct counts, access aisles and slopes, since accessible spaces and aisles can be no steeper than 1:48 in any direction.
Work at the street
If a project changes a driveway entrance or touches the sidewalk or curb, it falls under the City of Antioch encroachment permit, with a deposit of the job value or $500, whichever is greater, and liability insurance naming the City. Work in travel lanes also needs an approved traffic control plan. We flag those items at the estimate.
Maintenance plan
HomeAdvisor suggests sealcoating a lot every two to five years and planning to repave every 15 to 20. A written schedule of crack sealing, sealcoat and restriping spreads the cost and keeps the surface from reaching the point where it has to be rebuilt.

| Asphalt overlay (HomeGuide) | $1 to $3 per sq ft |
| Sealcoating a lot (HomeAdvisor) | $0.15 to $0.30 per sq ft |
National ranges from published cost guides; each guide builds its numbers differently. Bay Area labor and hauling often run above national averages, and removal, clay subgrade repair, slope and permit work move the total. Your written estimate is the price.

Parking Lot Paving Questions
How much does it cost to pave a parking lot?
HomeAdvisor lists new asphalt lots at about $2 to $4.50 per square foot, or roughly $400 to $1,130 per space. A 10-space lot runs about $10,000 in its examples. Reconstruction depth, drainage work and striping change the total.
Can our lot be overlaid instead of rebuilt?
Often, if the base is sound. Areas with alligator cracking or potholes are cut out and patched first, then the overlay goes over the whole lot. Overlaying a failed base just copies the old cracks into the new surface.
Do we have to update accessible parking when we repave?
The Department of Justice says a lot that is restriped must provide accessible spaces under the 2010 ADA Standards. We lay out the counts, van spaces and aisles as part of the striping plan.
Can you keep our business open during paving?
In most cases, yes. We split the lot into phases, keep at least one entrance open where the layout allows, and schedule around your peak hours.
How often should a lot be sealcoated?
HomeAdvisor suggests every two to five years. Lots with heavy turning traffic or full sun all day sit at the shorter end.
