A New Surface Without Starting Over
Asphalt resurfacing puts a new layer of hot mix over existing pavement. It makes sense when the surface is oxidized, rough or covered in fine cracks but the base below is still firm. In Antioch, a lot of driveways and lots fall into that category: the sun has turned the top gray and brittle, but the pavement has not sunk, rutted or broken apart. Resurfacing restores a smooth, black surface and adds structure, typically for less than full replacement.
Is your pavement a good candidate?
Good signs: the surface is gray and rough, cracks are mostly narrow and scattered, edges are intact, and water drains off. Bad signs: alligator cracking over large areas, potholes, sunken or soft spots, and edges breaking away. HomeGuide notes that an overlay on a driveway in reasonable condition can save roughly 20 to 30 percent compared with replacement. Angi suggests replacement instead when there are major potholes, cracks wider than a quarter inch, drainage problems or a driveway over 20 years old.
Preparing the old surface
An overlay only performs as well as the surface under it. We clean and seal cracks, cut out and patch failed areas full depth, and apply a tack coat so the new layer bonds. Where the new surface would end up too high against a garage slab, sidewalk or gutter, the edges are milled down first so the finished grade still meets them flush and water still drains.
Heights, gutters and doors
Every inch of overlay raises the surface. At the street that can put the asphalt above the gutter lip and send water toward the property. At the garage it can create a step. We check these transitions at the estimate and include milling or tapered joints in the quote so the overlay does not create a drainage problem.
Lots and shared drives
For parking lots and HOA drives, resurfacing is often combined with full-depth patches in the worst lanes and a fresh striping layout. Because restriping triggers the 2010 ADA Standards for accessible spaces, the layout is checked as part of the job.
How long it lasts
An overlay on a sound base can give many more years of service, but it does not fix a weak base or poor drainage underneath. That is why we look below the surface before recommending one. Sealcoating a few months after resurfacing, once the new asphalt has cured, and keeping cracks sealed before the rainy season extend its life.
What This Covers
Resurfacing includes the preparation that keeps the old problems from coming back.
Crack cleaning and sealing
Existing cracks routed or cleaned and filled before the overlay.
Full-depth patches
Failed areas cut out and rebuilt so the overlay sits on solid ground.
Edge milling
Joints at gutters, slabs and walks ground down so the new surface meets them flush.
Tack coat and overlay
Bonding coat applied, then new hot mix placed and rolled.

Typical Asphalt Resurfacing Costs
| Item | Published national range |
|---|---|
| Overlay or resurfacing (HomeGuide repair guide) | $1 to $3 per sq ft |
| Resurfacing older driveways (HomeGuide) | $3 to $7 per sq ft |
| Resurfacing (Angi) | $3 to $20 per sq ft |
| Savings vs. full replacement (HomeGuide) | About 20% to 30% |
| Crack filling before overlay (HomeGuide) | $0.50 to $3 per linear ft |
National ranges from published cost guides; each guide builds its numbers differently. Bay Area labor and hauling often run above national averages, and removal, clay subgrade repair, slope and permit work move the total. Your written estimate is the price.
How It Works
1. Assessment
We check the base, drainage and edge heights to confirm an overlay will hold.
2. Quote
Patching, milling, crack sealing and overlay thickness itemized.
3. Preparation
Cracks sealed, failures patched, edges milled, tack coat applied.
4. Overlay
New hot mix placed, rolled and tied into gutters and slabs.

Asphalt Resurfacing Questions
What is the average cost to resurface an asphalt driveway?
HomeGuide gives about $3 to $7 per square foot for resurfacing an older driveway and $1 to $3 per square foot for overlay work in its repair guide. Angi's range is wider, $3 to $20. Prep work such as patching and milling is the main variable.
How do I know if resurfacing will work?
If the pavement is worn and cracked but not sunken, rutted or full of potholes, the base is probably sound enough. We confirm it on site before recommending an overlay.
Will an overlay make my driveway higher than the garage?
It can if nothing is done about it. We mill or taper the edges so the new surface meets the garage slab, walks and gutter without a step.
How soon can a resurfaced driveway be sealed?
Wait until the new asphalt has cured, usually three to six months. Sealing too early can trap oils and leave the surface soft.
