Paving Across a City of Very Different Ground
Asphalt paving in Antioch means working on two kinds of ground in the same city. Geology studies prepared for the City describe sandy Delhi soils with low shrink-swell potential around East Antioch Creek, and Capay clay, Diablo clay and Los Osos clay loam, all rated high for shrink-swell, across other parts of town. A driveway on the sand needs edges that will not wash or ravel; a driveway on the clay needs a thicker, well-compacted base to ride out the swelling of the wet season and the shrinking of the dry one. We check which one you have before quoting.
Older neighborhoods and newer tracts
Antioch is one of the oldest towns in Contra Costa County. Twin brothers founded Smith's Landing on the river in 1849, it was renamed Antioch in 1851 and it incorporated in 1872. Most of today's homes are much newer: the city grew from 102,372 people in 2010 to 115,291 in 2020 as families moved east from more expensive parts of the Bay Area. That mix means we see first-generation driveways near downtown that need full replacement, and tract driveways from the last few decades that mostly need sealcoat, crack sealing and an occasional patch.
Weather and scheduling
Antioch's climate is semi-arid. July's average high is 91.1 degrees, and only 13.22 inches of rain fall in an average year, most of it from November through March. We pave and seal through the dry months, start early on hot days so new asphalt can cool before traffic, and save crack sealing for late summer so cracks are closed before the first storms.
Work at the street
The City of Antioch requires an encroachment permit for any construction in the public right-of-way, including driveway approaches and curb work. The permit is issued only to the adjacent property owner or a State-licensed contractor, and the City's instructions call for a deposit of 100 percent of the job value or $500, whichever is greater, liability insurance of at least $1,000,000 naming the City, and 24 hours' notice before inspection. If your project stays on your side of the sidewalk, none of that applies.
Downtown, Rivertown and the southern hills
Near the river, around the Rivertown district and the older grid north of Highway 4, lots are smaller and driveways are often narrow single-car strips that have been patched many times. Farther south, toward Lone Tree Way and the hills near Black Diamond Mines and Contra Loma, tract homes sit on graded clay pads with wider driveways and three-car garages. The first group usually needs full replacement and careful work around old curbs; the second often needs crack sealing, sealcoat and an overlay before anything more drastic. Antioch's three big regional parks together cover about 6,493 acres, roughly 38 percent of the city's land, so many hillside homes back onto open space and receive runoff from it.

Antioch Questions
How do I know if my Antioch driveway is on clay or sand?
At the estimate we look at the soil wherever the pavement is broken and probe soft spots. Clay is sticky and stays wet; Delhi sand is loose and drains quickly. The base design depends on which one is under your driveway.
Who pulls the encroachment permit for a new approach?
The City issues it only to the property owner or a State-licensed contractor. We explain the deposit, insurance and inspection steps before scheduling so there are no surprises.
Can you pave in the summer heat?
Yes. We start early in the day, place and roll the mix while it is workable, and keep traffic off until the surface has cooled.
Do you work on HOA and apartment lots in Antioch?
Yes: overlays, patching, sealcoat and restriping, phased so residents keep access.
Is BART or Highway 4 construction a factor for paving near my home?
Only if your work reaches the street. Projects in a travel lane need an approved traffic control plan under the City's encroachment rules. Most driveway jobs do not.
My Antioch driveway backs onto open space and floods in winter. What helps?
Grading the new surface to carry runoff past the garage, plus a curb, swale or trench drain where water enters from the hillside.
